Birmingham Property Investment Networking Event

Our latest Networking Event was held at the Jurys Inn Hotel in Birmingham on Sunday.

Phillip Bueno, one of the Director’s, led the presentation where he discussed the company’s background, past, present and upcoming deals, and also about the current market conditions.

Martin Fox from Currency Solutions also came along to give a short presentation about the services and benefits on offer from his company. Currency Solutions specialise in currency exchange and can save investors considerable amounts of money on currency transfers as well as offering among the best exchange rates on the market at any one time.

It was great to see regular investors that we had never met in person, and also new faces that were interested in what the company had to offer. Unfortunately, there were a number of investors who were keen to attend but the change of the clocks the night before caused some confusion over the real time of the event, but for those who were able to come along it proved to be very successful. Investors shared experiences and stories, and also came away with some valuable information – one investor in particular had been struggling to find a managing agent for a HMO he owned in Doncaster, which was soon resolved with the help of another where business cards were exchanged. Other investors who are part of a property network also shared information with those who were interested in joining.

A number of investors remained behind following the event to join the team for Sunday lunch in the hotel restaurant.

Property Investment Networking In London

Another successful event!

The Bueno Team met with current and potential investors for an evening of presentations and informal networking at the Park Plaza hotel in London.

Phillip Bueno, one of the Directors of Bueno Investments led the evening with a presentation giving a brief company overview for those who have not invested with us before, and he also went over some recent deals that we have worked on.

Phillip then went on to launch our new and very exciting deal in New York State, which generated an overwhelming amount of interest on our pre-release prior to the trip out there, and during the presentation, this proved to be no different!

We invited along Gary Lafferty from Overseas Investments UK Ltd to follow on from Phil with the launch of an overseas investment in Portugal. Following this, we all reconvened in the bar where investors and the Bueno team were able to chat about experiences, future interests and market knowledge. Phil, Scott and Elliot were also on hand to have one-to-one discussions about the popular New York deal and what other deals we have coming up.

It was great to see current investors that we assist everyday but had never before met, and also see new faces where we were able to share knowledge and future prospects with.

London Property Investing Networking Event

Bueno Investments would like to invite all of our investors and clients to our first networking event of the year. It will be held at a central London location on Thursday the 6th March at 7pm, details of which will be confirmed upon registration.

It will give us an opportunity to put names to faces and to talk everyone through our latest deals. As well as an opportunity for you to meet us and hear about our company a networking event is also a great way of meeting like minded investors to talk about the market and share strategies.

As well as our usual U.K based deals, we will be aiming to launch our New York State properties and an exclusive beachfront hotel site in Portugal. It really will be the fastest way of hearing about these deals and a great way of being first in line.

New York, New York !

Just to let you all know that we should have some excellent new deals coming by the end of the month - in New York State, USA. Fellow director Phillip Bueno and I will be flying out to New York State on the weekend and spending a week there to view some of the investment opportunities on offer. We have dozens of meetings with finders, brokers, lenders, solicitors and estate agents (or realtors as they are known in the States!) lined up to ensure we can bring back some packaged deals for our investors.Why are we checking out these deals in the New York?

  • Excellent value - with 3 bed houses starting at just £15,000 / $30,000
  • Phenomenal Yields - of 30% and more in some cases
  • Established Economy and Legal System - America has one of the most established economies in the World. The legal system in place is also first-class to support foreign direct investment, with safeguards in place to protect investors and their investments.
  • Great time to buy in the USA - with such a weak Dollar, there has not been a better time in years to be buying in the States. A rise in the value of the Dollar against the pound (as anticipated) will provide an instant return before any capital appreciation.
  • Excellent Potential for Growth - The stock market always been the most popular investment vehicle with American investors, but as it has underperformed in recent years, people are looking for alternative investments. Buy-to-let fever has not yet hit the USA as it has the UK, but one thing is for certain, when it does, $30,000 houses with yields of + 30% are going to be in extremely high demand…!

From the initial research we have done, finance is the key to us being able to offer unique deals in this part of the Sates. Borrowing is not America’s favourite subject at the moment, and there are few lenders willing to lend on houses worth under $60,000 - something we find very strange in the case of the properties we are looking at with such phenomenal cash-flow. The lenders in the UK (who are predominantly adverse to sub-prime lending) would be encouraging buy-to-let investors to purchase these as the security on a property generating over a 30% return on initial investment is clear.

Interest rate opportunity

With the .75% drop in interest rates over in the states it now looks certain that the bank of England will follow suit and drop British interest rates by at least .25% when they meet in the first week of February.

This is great news for the savvy investor, as all signs are pointing towards the rate drop, but many more nervous investors are waiting until the announcement to snap up the bargains.

This has left a small window of opportunity where you can get great value properties with lower levels of competition from other investors. The time to buy is now and then take a tracker product with the knowledge interest rates are almost certainly going to move in your favour, giving you a strong yielding start to the new year.

Rosy prospects in Blackpool

As many of you already know, I have recently been busy looking for new deals in Blackpool. I have now established high-quality and reliable relationships with a number of portfolio-owners, local agents and property management companies. These people are vastly experienced having lived, worked and invested in the area for decades. I have been soaking up their knowledge and advice during every visit.

Travelling to Blackpool is a time-consuming affair, but the quality of the deals coming through will clearly show that they are worth every minute of our precious time.The best investment opportunities in Blackpool lie in carefully selected blocks of permanent self-contained flats. Breaking News - Bank Of England Cut Interest Rates…

Great news from the Bank of England today, rates have dropped back to 5.5% this is great news for investors.

There is also talk of a possible further cut early next year, both Halifax and Nationwide have reduced their mortgages in line with this move and the other lenders are expected to follow suit.

This is great news for investors as rental coverage will be easier to acquire and profits will go up. I’m expecting a busy few weeks up to Christmas with investors taking advantage of both the great deals available and the new lower priced mortgage products.

Bueno Investments In Dublin

On the 17th of November we held our first Southern Ireland event.

We held it at a great hotel on the outskirts of Dublin called the Red Cow. We decided a trip to Ireland would be a good idea as we have many Irish investors and it allows both us and them a chance to put a face to a name and also give the opportunity for a one-to-one consultation.

Phillip Bueno, one of the company owners started off proceedings with an hour talk explaining what our company offers and different ways of structuring your portfolio. He went through Low money down investments, commercial investments, high yield investments and overseas developments. This went down well and we then proceeded to the bar where the attendees could have consultations or just network between themselves.

By 5pm everyone was ready to head home, so we said our goodbyes and headed into Dublin to sample the Guinness which, as it turns out, does taste much better in Dublin.

Bueno goes Commercial

Hello, just a quick blog to let everyone know about our decision to offer Commercial investment property.

It all started at the Excel investor show in London. We had a meeting with a commercial deal company and straight away we realised this could offer great opportunities for our investors. The money down is still relatively low, the deals offer more tax incentives, we can secure first year rental guarantees and the yield is very strong compared with most residential deals. So we started working with them straight away to try and create so great investment deals.

Today we have sent out our first commercial deal, it’s a Manchester investment property, being built by a highly reputable company. It has great accessibility, an excellent location and a first year guaranteed yield of 8%. I have already had a number of enquires and this is in the first two hours, so there is certainly a market for commercial property in Manchester. We’re certainly excited here at the new avenue this may open for us and our investors!
